About MainteNest
MainteNest is a home-maintenance organization and accountability platform in development. It is being built to bring recurring tasks, schedules, household responsibility, due states, completion tracking, and maintenance history into one place.
Why home maintenance needs a shared record
Home maintenance is easy to forget when responsibilities are scattered across calendars, notes, texts, and memory. It can be hard to know what is due, who is handling it when work is shared, or what was completed months or years ago. Equipment details and service records often sit apart from the work they describe.
MainteNest starts with organizing that work, whether you look after a home yourself or divide responsibilities with others.
What we are building first
The planned Phase 1 web product starts with creating a home, choosing suggested tasks or adding your own, and setting recurring, seasonal, or one-time schedules. Upcoming, due soon, overdue, and completed states will help make the next work visible and keep completion history organized.
Suggestions are recommendations that become active only when you choose to add them. You can adjust their schedules or dismiss them. General recommendations are not manufacturer-specific requirements; applicable manufacturer instructions remain authoritative.
Custom tasks let you organize work specific to your property, such as gutter cleaning, landscaping, deck maintenance, or a professional service appointment. These are homeowner-created tasks, not verified MainteNest recommendations.
Simple equipment and system records will be optional supporting information. You can organize, schedule, and complete tasks without entering equipment first. The core experience does not depend on AI or detailed maintenance instructions.
Clear responsibility and completion history
Household assignment is planned to help you divide responsibilities, see assigned and unassigned work, and maintain one shared maintenance record. The initial approach uses household-member profiles managed by the primary account holder, without requiring separate household logins. Normal household assignment is not limited to Pro.
Completion may be recorded under the applicable household-member profile when one is assigned. Task dates and notes will help you review what was recorded and plan future work, without implying independently verified participation.
For people looking after a home
MainteNest is intended for homeowners, including first-time owners, couples, families, and roommates sharing maintenance. It also includes renters organizing work they are responsible for and people helping care for a family property. Later multi-home features are intended for personal and family use, not commercial property management.
Growing from a useful foundation
Phase 1 focuses on core web maintenance organization. Phase 2 is planned to expand recommendations, equipment organization, manuals, and the initial MainteNest IQ Report, alongside multi-home and Home Manager capabilities. Additional household account access may follow when available.
Phase 3 is planned for iOS, with native reminders, photos, mobile completion, household task management, and synchronized records. Phase 4 may add equipment-label scanning, detailed reviewed guidance, source-aware AI, manual summaries, tools and supplies preparation, approved video guidance, and richer reporting.
MainteNest IQ reporting is planned to summarize documented maintenance activity and record completeness. It will not assess home condition or replace an inspection, appraisal, or safety certification. These phases describe our current direction, not fixed dates or guaranteed features. Scope and availability may change with feedback, safety review, and product readiness.
Principles behind the product
Build a reliable task foundation before adding intelligence. Keep homeowners in control of their schedules, make responsibility clear, and preserve useful history. Distinguish reviewed recommendations from homeowner-created tasks and be clear about sources and limits.
Reviewed MainteNest suggestions may receive safety classifications where applicable. Custom tasks do not automatically receive a verified safety classification. Some work belongs with qualified professionals. MainteNest does not diagnose equipment failures.

The Founding Beta is planned. The current beta form demonstrates the intended registration experience, but information is not submitted or stored and using it does not register you. Real registration will follow the required infrastructure and privacy readiness; access will be phased and subject to final eligibility rules.
