Features for keeping home maintenance organized

MainteNest begins with shared home-maintenance organization and accountability: suggested and custom tasks, schedules, household responsibility, due states, and completion history. Equipment records are optional; advanced capabilities come later.

These are planned product capabilities, not live functionality on this website. Phase 1 is being developed for the first web beta. Features may arrive gradually; phase placement does not guarantee a date, simultaneous launch, or access in every plan.

Phase 1 — Core web MVP

Maintenance tasks at the center

Start with a home and the work you want to organize. The first web beta focuses on tasks, schedules, responsibility, and history — useful without AI, detailed instructions, manuals, reporting, iOS, or multi-home support.

Step 1: Choose or create tasks

Accept suggestions that fit your home or add your own custom tasks.

Step 2: Schedule and assign

Set dates and recurring or seasonal schedules, then assign responsibility.

Step 3: Track what is due

Review upcoming, due-soon, overdue, and completed work.

Step 4: Complete and remember

Record completed maintenance and build your home's history.

Suggestions you choose to add

Review common maintenance suggestions. Add the ones that fit your home, adjust the schedule before adding, or dismiss them. Suggestions require your acceptance and never become active automatically. You can remove an added task later.

These are general recommendations, not universal requirements or verified instructions for a specific manufacturer or model. Applicable manufacturer instructions remain authoritative. Saving equipment does not automatically add active tasks. See how the task workflow works.

Phase 1 — Core web MVP

Schedules and clear task states

Organize one-time, recurring, and seasonal work with adjustable due dates. Keep upcoming, due soon, overdue, and completed as distinct states.

Schedules illustrate organization, not recommended maintenance intervals or manufacturer verification.

The first usable beta requires in-app upcoming, due-soon, and overdue states. Email reminders may follow during Phase 1 and do not block that first beta. Native push belongs with Phase 3 iOS. No outbound reminder delivery is currently available here.

Phase 1 — Core web MVP

Custom tasks for the rest of your home

Create your own tasks without equipment: gutter cleaning, power washing, deck maintenance, pest service, irrigation, landscaping, chimney service, or arranging professional appointments. A reminder may be associated with a task.

  • Seasonal recurrence
  • Adjustable due dates

  • Household assignment
  • Completion tracking
  • Optional user DIY or professional designation

Custom tasks are homeowner-created, not verified MainteNest or manufacturer recommendations. A DIY or professional-service designation helps organize work; it is not a verified MainteNest safety assessment.

Useful for renters, too

Organize custom tasks, personally maintained equipment, and maintenance records, including move or lease-related reminders where appropriate. Responsibilities depend on the home and circumstances; MainteNest does not provide lease legal guidance, rent payments, landlord communication, or tenant work-order management.

Phase 1 — Core web MVP

Shared responsibility, without separate logins

Assign tasks to household-member profiles, see who is responsible, and identify unassigned work. The primary account holder may manage these profiles in the earliest MVP; normal household assignment is not Pro-only.

A profile does not require its own login or imply personal email or push delivery. Recorded completions do not independently verify another person's participation. Household Members support one-home participation; the later Pro Home Manager role provides oversight of selected homes.

Phase 1 — Core web MVP

Completion tracking and maintenance history

Mark work complete and build an organized history attached to your home. Record the task, completion date, household-member profile when applicable, notes, and next due date where appropriate.

Completion may be recorded under the applicable household-member profile when one is assigned. Photos, receipts, costs, manuals, and service-provider records belong to later capabilities. The IQ Report is not required to keep Phase 1 completion history.

Phase 1 — Core web MVP

Optional equipment and system records

Keep useful equipment details alongside your home and tasks. Manual entry is the baseline, manufacturer and model details are optional, and tasks never require an equipment record.

Automatic identification, label scanning, and model-specific task generation are not Phase 1 capabilities. Basic records help organize information without a manufacturer database or a complete appliance inventory.

Source-aware and safety-conscious

Clear task origins and safety boundaries

Phase 1 primarily uses general MainteNest recommendations and homeowner-created custom tasks. A safety label does not mean detailed instructions exist.

Reviewed suggestions and custom tasks are different

Reviewed MainteNest-suggested tasks may receive a safety classification where applicable. Custom tasks do not automatically receive a verified classification. Manufacturer instructions remain authoritative. MainteNest does not diagnose equipment failures.

Four safety levels

  1. 1. Routine homeowner task
  2. 2. Homeowner task with caution
  3. 3. Professional service recommended
  4. 4. Professional service required

Level 3 is not an experienced-homeowner override. Level 4 does not provide homeowner repair procedures. A user's DIY designation cannot downgrade a reviewed level.

Three guidance source tiers

  1. 1. Exact-model manufacturer guidance
  2. 2. Manufacturer-level guidance
  3. 3. General equipment-category guidance

Homeowner-created custom tasks are a separate origin, not a fourth guidance tier. General guidance uses reviewed information or established maintenance practice. Verified manufacturer and exact-model guidance belong later as verification systems mature.

Phase 2 — Core expansion

More ways to organize the homes you care for

After the core task workflow, planned expansion adds broader organization and plan capabilities. These are not requirements for the first usable web beta.

  • Broader task recommendation library
  • Expanded equipment organization
  • Expanded Free, Home, and Pro plan capabilities
  • Multi-home functionality for personal or family use
  • Pro Home Manager access to homes selected by the owner
  • Invited Household Member account access when available

Home Manager access is for personal or family multi-home oversight, not commercial property-management teams. Invited Household Member accounts may follow when available; they are distinct from the assignment profiles used in Phase 1.

Manual organization

Phase 2 plans include official manual links, privately owned manual uploads, and association with equipment. Automated discovery, manual search intelligence, and AI summaries belong later.

  • Dishwasher — Owner's Manual (PDF)
  • Water Heater — Installation Guide (PDF)
  • HVAC System — Manufacturer Manual (link)

Manuals stay associated with the user's records. MainteNest does not claim universal redistribution rights to manufacturer manuals.

Initial MainteNest IQ Report

A planned homeowner-organized maintenance record that summarizes documented activity. It does not assess physical home condition.

Illustrative Phase 2 report outline — not real account data

MainteNest IQ Report

Documented maintenance activity

  • Completed and overdue tasks
  • Recurring-task consistency
  • Equipment/system records
  • Maintenance history
  • Recorded assignments and completions
  • Upcoming priorities
  • Record completeness

The report is not an inspection, appraisal, certification, property valuation, or guarantee of equipment condition. It does not determine equipment remaining life or safety. Recorded assignments and completions do not independently verify household participation.

Phase 3 — iOS

Maintenance organization on iOS

The planned iOS experience builds on the core web workflow. Public iOS is not available yet; release depends on product, safety, privacy, and mobile-platform readiness.

  • Native reminders and push notifications
  • Mobile task completion
  • Photos
  • Household task management
  • Synchronized home records
Phase 4 — Intelligent guidance

Guidance built on a useful foundation

Scanning, detailed guidance, source-aware AI, manual summaries, and approved video are later capabilities. None is required to organize, schedule, assign, or complete Phase 1 tasks.

Detailed guided maintenance

Detailed content may be introduced only after appropriate content, source-verification, safety-review, and update processes exist. Not every task will receive instructions. Future guidance may include:

  • Why a task matters and where it applies
  • Required and recommended tools, with supplies listed separately
  • Required and recommended PPE
  • Preparation and shutdown conditions
  • Numbered instructions and completion criteria
  • Stop conditions and professional-service triggers
  • Source information and review details

Equipment-label scanning

  1. Photograph the equipment label.
  2. Extract visible information and suggest equipment details.
  3. Ask you to confirm or correct the extracted details.
  4. Treat details as reliable account data only after your confirmation.

An exact model cannot be inferred from exterior appearance alone. Extracted details require your confirmation, and manual entry remains available.

Source-aware AI and approved video

  • Summaries of approved manual content
  • Source-aware maintenance assistance
  • Maintenance terminology explanations
  • Navigation of existing home, task, and history records
  • Tools and supplies preparation from approved sources
  • Manufacturer or approved instructional video guidance

MainteNest does not diagnose equipment failures. Future AI must not invent maintenance intervals, unsupported repair procedures, or professional assessments of home or equipment condition. It must distinguish general from verified manufacturer guidance and say when verified information is unavailable. Manufacturer instructions remain authoritative.

Richer reporting, later

Later reporting may add richer supporting records and homeowner-controlled buyer-facing summaries. A future IQ Score may reflect documented activity, consistency, and record completeness only — never property condition, remaining equipment life, valuation, inspection results, or safety certification. These are not part of the initial Phase 2 report.
